- Sherry - Went over guidelines regarding the meeting and that all questions will be taken at the end of the meeting.
- Karen - Read the minutes of the two previous meetings; both approved.
2. Patty CCAM:
- Approving communication w/voicemail & email blast
- Pool Service – Pattie’s is cheaper than Year Round Pool
- Storm Water Plan – OCRM – there was a fire & documents may have been lost. Suggest hiring an engineering group to locate all storm drains on the island. Patty will get an estimate.

A. Treasurer - Christy
- Accounts
- $9,609.44 – Union Bank
- $32,480.01 – Palmetto (Operating Costs)
- $29,038.40 – Palmetto (Reserve Fund)
- $71,127.88
- The suggestion was made to roll over money into the reserve fund. Christy motioned to roll over $20,000, motion seconded. If the money is needed for operating costs, then with board’s approval, it can be transferred back.
- Pool-Pete
- Pool – Jason was let go.
- In the future, provide Scope of Work prior to accepting bids.
- Patty has provided two bids already (Pattie’s and Year Round Pool)
- Dock - Bo
- Electricity and plumbing in place. Four lights were out and fixed.
- Roads - Robbie
- Speed bump has been ordered.
- There was a suggestion to put reflective paint on all speed bumps.
E. Codes - Sherry
- There is a request for a dock.
- CCAM – Code approval will remain w/Tansi. If an issue cannot be resolved, it will be turned over to CCAM.
- People are not getting approval and doing what they want to their lots - Extension was built to side of an approved storage building. The extension violates the five foot property line rule.
- Grounds - Sherry
- Most of the island looks good.
- There are still a couple areas that need to be addressed. Question is, how do we deal with people keeping their property/yard clean? Let’s revisit at the next meeting.
- Large rocks were placed at the front entrance of island to keep golf carts off the grass. Someone took the rocks and threw them in the water.
G. Old Business
- Robbie – He sent to requested information to Grimsley (lawyer). Hasn’t heard anything from him.
- Palm Trees – To save money on pruning the causeway, $30.00 a tree, a volunteer signup sheet was passed around; however; no one signed the sheet.
- Golf Carts – Look up State laws and guidelines.
- Logo contest – Logos have been placed on the Tansi’s website.
H. Questions – Due to the large number of homeowners at the meeting, the floor was open to questions/comments.
- Bruce Mead – Gave the board letters from the community who feel the lot fee increase is too high. In addition, these community member feel the repair estimates are also too high.
Board – Tansi hasn’t had an increase since 2003; 12 years. Also, the estimates are only proposals. We don’t plan on doing these repairs now, we want to save money for future repairs/improvements.
- Laura Henderson – She requested the drain line in front of her house also needs to be looked at as it backs up.
- Laura Henderson – Why are we paying for estimates?
• Laura Henderson - Why are we going to pay a $1,000. to landscape at the entrance of Tansi; is this necessary?
- Tara Farmer – Wanted to know why the board raised the fees without notifying anyone.
Board – This board did not vote to raise the fee, it was the previous board. This board voted on the amount.
- Mark Williams – In the past, members on the island voted on the increase. Why weren’t they allowed do it this time?
- Deb Dixon – What about people on the island on a budget, how will they pay the increase?
