- Drainage survey - She contacted 3 different groups to get with Pete; they have not contacted Pete. The board needs to stay with original plan, even if we have to wait to get this done right. This survey is important to the island.
- Patty passed around samples of the announcement for the annual meeting to include, reminder, proxy information, available positions on the board along with an application. There will be a deadline to turn in all paperwork; Ashley will keep up with these documents.
- Remove the voting portion
- Should there be two reminders sent out? Yes. First mailing includes application to run for the board. As it gets closer, the second reminder will go out.

- Patty’s pool – 600.00 for 12 months; contract to CCAM
- She will service once a week until the start of pool season; clean Monday and Friday, blow off the deck daily

- Patty has employees and she may not be here every time.

- Tara Farmer – will be roofing over existing deck
- 12 Indian Head Trail – Williams’ – debris in the yard from the carport being removed. Owner needs to be notified to remove debris.
- 2 pending handicap ramps – must get a work permit
- Put in a shed; marsh lot – per (Beaufort County codes – Shameka). Beaufort County Codes setback is 60 feet from the water & must apply for a county permit. This needs to be mentioned at the annual meeting.

- Doublewide across from Penniston – the gentlemen has medical issues, someone will clean
- 144 tomahawk – cleaned

- There was a suggestion to keep records on who has been contacted about their lot. The majority of members want to keep records. Charlene will keep an excel record.
- Tree branches – there are a lot of areas on the island where limbs are over the road. This may damage tall vehicles; impeding traffic (i.e., emergency vehicles). Send letter to homeowners to trim their tree(s).
- Charlene obtained several bids:
- Action tree service - $800.00
- Bartlett - $3,450.00
- Sea island tree care $3,200.00

- Keep the water cut off so it will not freeze
- Floater – rings are starting to erode, don’t look good and may need to replace. A cable could possibly help repair.
- Look at replacement parts – examine the wood to see if there are any rotting sections.
- Check the lights on the dock to see if they are working.
- Roads: Robbie
- He has the speed bump; will be place after meeting
- Paint – He will look into reflective paint for the other speed bumps on the island
- Old business
- Golf cart – Do we send a letter to the homeowner if in violation?
- Sherry - motion – age 16 w/driver’s license or have an adult in the golf cart – not enough votes to pass the motion.
- Christy – motion – come up with a committee to further discuss golf carts – motion approved
- Campers vs tiny houses
- Current homeowners with campers are grandfathered in. However, does the island want campers on new lots? This needs to be presented at the annual meeting.
- What about tiny house? If someone wants to install a tiny house, they would have to meet Tansi & Beaufort County codes.
- Fences – There are no bylaws regarding fences; current lots on the island that have fences were not approved.
- Penalties for compliance
- Grass cutting – a letter will be sent to the homeowners. If there is no response, hire someone to clean, then send the bill to homeowner. We need guidelines on what yards need cleaning.
- Pool violations, dismiss pool privileges.
- Survey: Charlene
- Did a breakdown of homeowners and travel time and gave each board member a copy.
- Present the survey to homeowners. This will go out with the annual meeting letter.
- CCAM will compile the results and present at the annual meeting; have a return date so the results can be compiled.
- Bylaws update: Robbie
- He has the final version & lawyer made a couple corrections. Robbie will send to all board members. Anticipate distributing at the annual meeting.

- Break up into groups to discuss annual meeting
- Power point slides
- Pictures – take pictures of items that need to be addressed so they will be put in the power point presentation. Send to Karen
- Front entrance:
- Sign approved – Tansi approved the sign with 2 birds, should be ready soon.
- Carey has placed fill dirt, planted, and added black mulch. He will maintain at no charge.
- There is a person dumping debris behind the sign; send the homeowner the letter.
- Question – Can we plant something to the left of the flower bed? The plan is to plant additional Palm trees.
- Logo:
- Randy – Not very many votes, suggest using what’s on the sign as our new Tansi logo. Will have to register copyright.
Tara farmer:
- Logo – You can register copyright w/the state. In addition, do we have a sign permit? Is there a difference between business / community
- Tree / dock estimates - vendors get approached by homeowners who will complain. The community needs to let them alone.
- Golf carts – follow laws & get golf carts insured.
- Trees – owner should be responsible for trimming their own tree.
- Lot’s combined – Some people are paying for one lot while others are paying to two – this has been addressed & they will be required to pay for both lots.
- Boat shed on a lot – owner will have to go to Beaufort County.
- Suggest utilizing CCAM as our resource for grounds. CCAM compliance, codes & grounds would take over for $200.
- Randy makes a motion all compliance (codes, codes, pools & grounds) upon CCAM’s proposal. After a lengthy discussion, the motion was passed.
- Will the compliance officer go on home owner’s property? No
- Docks – Why was ladder on the dock Removed? It has been removed as a safety measure.
